TERMS OF SALE: 10% Buyers Premium will be added to the high bid amount to determine the final selling price of the property. The successful bidder will be required to pay 10% earnest money down on sale day with the balance due on or before 30 days at closing. The earnest money is non-refundable.

CLOSING:  Closing will be conducted at the law office of Reid Ryan located at 815 Washington Street, SW Gainesville, Georgia and must occur on or before 30 days following the auction unless extended in writing by mutual consent of the parties. It is the purchaser’s responsibility to schedule the closing. Failure to schedule the closing does not relieve the purchaser of obligation to close or forfeit earnest money. 

CLOSING COST: Buyer will be responsible for all closing cost. Seller will pay prorated property tax and back taxes due, if any.

Broker must attend and sign the Auction Real Estate Sales Contract if their client is the winning bidder.  Commission will be paid only upon closing.  A broker cannot act as a principal and a broker on the same transaction.
